01What is NowDealSheet?

NowDealSheet is a private introduction platform for off-market commercial real estate. It connects verified sellers, verified buyers and professional introducers (brokers with discretion-mandated instructions). It is not a marketplace, broker or transaction manager — we simply introduce two verified parties and step aside.

02How does NowDealSheet make money?

During our Stage 1 pilot, NowDealSheet is completely free. We are validating the platform before introducing any commercial layer. Any future commercial options — memberships, deal packs, priority listings, enhanced verification or agreed introduction fees — will be published on the Pricing page in advance. We never charge success fees on transactions and we never hold client funds.

03What does “off-market” actually mean in commercial real estate?

An off-market commercial property is one that is not publicly listed on portals such as LoopNet, Rightmove or CoStar. Vendors choose to sell off-market when discretion matters — for example a family office rebalancing a portfolio, a corporate divesting a non-core asset, or a distressed owner who cannot afford public visibility. NowDealSheet exists to give those vendors a credible, NDA-gated channel to reach qualified buyers.

04Who are the professional introducers you welcome?

Introducers are commercial real estate brokers, advisers or agents who receive discretion-mandated instructions from a client — where openly circulating the deal would be commercially damaging. Their own buyer list may not be a fit, so they need a trusted outside distribution channel. NowDealSheet offers exactly that: NDA-gated, human-reviewed, no success-fee competition. Introducers register as sellers and represent their client on the platform.

05How does the NDA-gated introduction actually work?

1) A verified buyer browses anonymised teasers on the deal board. 2) When interested, the buyer e-signs the NowDealSheet Standard NDA — every signature carries a timestamped, IP-logged audit trail. 3) A NowDealSheet administrator reviews the request and approves the introduction. 4) Confidential deal information (tenant identity, exact address, full financials, seller contact) is revealed to the buyer. 5) All subsequent negotiation and due diligence happens directly between buyer and seller. NowDealSheet is not a party to any transaction.

06How does NowDealSheet verify sellers and buyers?

Every user completes an identity and role-based verification before their account is activated. For UK sellers we verify company details against Companies House. For sellers in other jurisdictions we verify against equivalent public registries where available and, where not, through documentary evidence and credentialing. Buyers are verified against their firm and professional credentials. Verification is a human decision — AI assists, humans decide.

07Is NowDealSheet a broker or an agent?

No. NowDealSheet is deliberately an introduction platform only. We do not act as broker, agent, adviser or transaction manager in any jurisdiction. We do not represent buyers or sellers in negotiations, we do not provide investment, tax or legal advice, and we do not hold or transmit funds. Our role begins and ends with the introduction.

08Which jurisdictions does NowDealSheet operate in?

NowDealSheet operates internationally. Listings may originate from, or be directed towards, any jurisdiction in which our members are active. The platform itself is operated by NowDealSheet and is governed by the laws of England & Wales. Users are responsible for ensuring compliance with the laws and regulations applicable in their own jurisdiction.

09What does AI-assisted, human-reviewed mean in practice?

Every listing begins with the seller's own information memorandum. Our AI extracts and anonymises the key data points into a draft teaser. A NowDealSheet administrator then reviews every field, verifies identity claims and either approves, requests changes or rejects. Nothing appears on the deal board without human sign-off. AI never approves a listing or an introduction request on its own.

10What data does NowDealSheet keep private?

Tenant identity, exact addresses, confidential financials, seller contact details and any documents uploaded by the seller are private by default. They are only revealed to a buyer after that specific buyer has signed the NDA and been approved for introduction. NowDealSheet never discloses buyer identity to other buyers, and never discloses confidential deal terms to any third party save as required by law.

11How is NowDealSheet different from LoopNet, CoStar or RealMassive?

Those platforms are public marketplaces built for volume and market data. NowDealSheet is deliberately the opposite — a private, discretion-first introduction channel for deals that cannot appear in public. We list fewer deals, we verify every party, and we introduce only after an NDA is signed and a human administrator has approved the request.

12How do I get access?

Click Request Access at the top of any page, choose whether you are a buyer, a vendor or an introducer, and complete the short verification questionnaire. A NowDealSheet administrator will review your application, usually within one to two working days. Access is deliberately curated — trust is the product, not a feature.
